1. Terrace
- Make terrace of ca 3.00
x 6.00 m next to Bedroom 1 and 3 and remove Lanai. A spiral
staircase will lead to the terrace at the back of the terrace (far away
from front door). Terrace to have adequate drainage and will be built
in stile with Juliana model house with concrete walls including steel
railing elements.
- Terrace to have door to Bedroom 3. Door must be with lock and
provide safety against burglars. Care should be taken
deciding on door height as it could knock on roof when opening to the
outside. Simulations in 3D suggest door should be as high as windows
but no higher, this is to be checked to avoid problems. Door should open towards outside and not clash with spiral staircase.
- Terrace to have Light on outside, in the middle of the terrace
on the house wall under the roof protected from the rain with switch
on inside of the house in bedroom 3 next to door leading to the
terrace.
- Terrace to have outlet (3pin) with flap (against water) located towards Bedroom 1 away from spiral staircase. It will
share the same circuit as the other two outside outlets so that all
three outside outlets can be switched of with a circuit breaker located
in the fuse box (In case of longer absence from house).
- Extra Light on Terrace ceiling for ground floor lighting. Light
to be located at center of terrace with switch inside of house next to
dining area sliding door.

2. Roof

Roof insulated with 20mm foam (2 x 10mm overlapping). No air
gaps. (Fixing method is glue and wire)

Upstairs Walls not to contain biodegradable or
insect prone material and to provide enough strength to carry roof
storage area (preferred material is 3D system).
- Reinforce frame of ceiling 2nd floor to make storage area,
increase hatch to accommodate foldable ladder stairs. Must
be able to carry 150 kilograms at any location and not cause cracks in
2nd floor ceiling.
3. Electrics
- All electric, tv and phone pipes to be concealed in the walls.
- All metal to be connected to earth (roof structure, concrete
reinforcements mainly pillars, fuse box, etc…).
- All 220 Volt Outlets “3 pin “ outlets with 3 wires
(Earth,
Live,& Neutral)
- Circuit Breaker for whole house (0.03 A = 30 mA fault current ) in case
of earth current leak
- Extra Outlet provision for TV and Phone. Each Outlet to have 2
pipes to storage area. Locations are the living room and each bedroom as marked on plan with original provisions.
- TV and phone pipes/connection from "outside world" to lead to storage area in roof
- Extra Outlet for Kitchen working surface below fuse pannel box
- Extra Outlet 220V (3 pin) in roof storage area where the other 10 extra
pipes meet (For Network or Satellite equipment, must not be on outdoor outlet circuit!).
- Two extra outlets (3pin) with flap (against water) at ground
level. One next to kitchen door on kitchen window side for washing machine. One next to
sliding door of dining area behind spiral staircase. They will
share the same circuit as the other outside outlets (terrace) so that all
three outside outlets can be switched of with a circuit breaker located
in the fuse box (In case of longer absence from house).
- Extra Fuse for outdoor outlet circuit (maybe 20A ?) and only for outdoor outlets.
- Front door light above front door center. Switch on inside next to front door.
4. Floor Tiles
-
1st and 2nd floor bathroom tiled up to ceiling (Contractor to leave
extra tiles, min 12 pcs).
- 1st and 2nd floor fully tiled ceramic floor (Contractor to leave
extra tiles, min 12 pcs). Joints in all locations to be done with grey color filler/cement.
- 1st and 2nd floor full skirting tiles. Use two offcuts of one
main floor tile to make two 8 cm high skirting tiles. This way the
skirting tiles have a chamfered edge on the top side against the wall.
Use these tiles throughout the 1st floor excluding the kitchen and
bathroom area. On the second floor exclude only bathroom area, all
other areas to have skirting tiles.

5. Bathrooms

Move windows in Bathrooms close to concrete corner pillar to
allow for shower cabinet (MISSING REFERENCE @ N&S Builders)

Remove separator from shower to accommodate shower enclosure with
extra drain, may require to drain modification, drain in floor remains
but will have to move away from cabinet.

Outlets for Boilers (N&S Builders Ref 558942 /220 V E
3322 P) in both Bathrooms.
6. Kitchen
- Extra ½" hose bib for laundry faucet outside next
to
kitchen door with shutoff valve on inside. Valve to be located above
cooker (not behind)and close to window. Pipes leading to this bib to be
located in the wall and not to be visible.
- Kitchen area (U- Shape) from staircase to kitchen door jamb fully tiled
up to half the window. Contractor to leave a box of extra tiles (min 24 pcs).
- Work surfaces to be grey granite and sink to be grey fiberglass.
- Hole for gas pipe from cooker area to outside somewhere under kitchen window
at adequate height for easy connection to standard gas bottle valve.
